The Real Estate Club is an incredible way to jump start your real estate investing journey. What you get out of this Club is completely up to you. I can tell you that I have benefited enormously from the Club, and I have been in the multifamily real estate business for more than 25 years.

I have been part of the Club for more than 1 ½ years and during that time, I have done extensive research to try to determine what everyone needs, what everyone is trying to accomplish, and how we can all work together to help both of us reach our goals. I have learned that everybody here, needs or wants something different.

It is our goal here at KRI to grow our firm while at the same time helping others with their real estate investment objectives. Believe me, there is no better feeling than the feeling I get when we are able to have such a huge impact on someone’s life. To that end, we are excited to announce that we have finally developed a program that we believe will create tremendous opportunities both for KRI and our partners. It is the KRI Partnership Program.
The following outlines the guidelines for our Partnership Program. The first set of guidelines addresses our needs at the Sponsor/Partner level. The second set of guidelines addresses the market and property criteria we will follow in order to consider a potential partnership. A deal need not meet 100% of our criteria, but the more criteria a deal meets, the better. Finally, please remember this list is subject to change as the program continues to evolve.
I am proud to say that we have successfully worked with others to start or further their real estate investment journey with this program and having gone through the process, we have been able to nail down many of these details. We have a fairly good understanding of what will work, what won’t, how we can provide the most value to our partners, and how we can all move toward our respective goals.
It is my hope that we are able to work with each and every one of you.
Sponsor Guidelines...
Who We Want to Work With - Sponsor Intangibles:
- Sponsor’s core values must align with ours (they start with investors first, always)
- Must have an excellent reputation
- Must be willing to commit 100% to the project’s success
- Must be willing to do the hard work that is necessary - this will not be easy
- Must be committed to KRI’s best practices
- Should be prepared to look at many, many deals without getting discouraged
What We Need from You - Sponsor Contribution (Individual Contributions Will Vary):
- Must complete the necessary KRI training in order to evaluate deals consistent with KRI standards using KRI underwriting tools (small financial commitment required).
- Deals
- Cash immediately available to put at risk in the deal (expectation is $50K min.)
- Liquidity (amount TBD - depends on the deal)
- Net worth (amount TBD - depends on the deal)
- Ability to raise capital
- Close proximity to property (objective is two hours away, max.)
- Available time to search for properties and tour them
How We Might Structure a Deal - Financial/Structure (This Will be Deal Dependent):
- KRI must always control all aspects of the deal – our investor commitments and documents require it
- Can be Joint Venture or a GP Position
- JV – You raise your own capital, do your own PPM, set your own investor terms/fees
- GP Position – Be part of the GP Pool with defined, possibly limited role(s)
- Carry Interest/GP Split – (Non-JV structure) Usually 80%/20% split with KRI requiring at least 60% of the GP Promote
- Asset Management Fee = 1.5% – (Non-JV structure) Typically paid 100% to KRI because KRI manages investors & reporting
- Acquisition/Disposition Fee – 1% - (Non-JV structure) KRI requiring at least 60% of the Fee
Training Requirement:
Regardless of your participation, participating in mandatory training will require a financial commitment on your part. We tried to find a way to do this for free, but it is just too expensive, time consuming, and the information I teach is extremely important. It is our hope that if we make this kind of commitment to you that you are also willing to commit serious resources to your own personal development.
